Walnut Housing Authority

The Walnut Housing Authority is responsible for the annual monitoring and eligibility verification for the one-hundred and fifteen (115) Senior Citizen Affordable Housing units, located within the Walnut Grove Senior Development, and a few single-family dwelling units in the Magnolia at Snow Creek Development.

Frequently Asked Questions

Can I make less than the income limit and still qualify for a property?

Short answer, yes. The Walnut Housing Authority adheres to California’s income limits for affordable housing, however there is a maximum allowed but not a minimum. As long as an applicant can keep up with the housing costs, as well as indicate the source of purchase funding on the application upon submittal.

Can my kids live with me in the property?

If the kids are above the age of 55 and are also eligible to apply for a Walnut Housing Authority property, then they may reside in the property granted that they apply as well. However, anyone below the age of 55 and ineligible for this program may not live in the property.

Does the City have a designated escrow company?

No, the City does not assist in a buyer’s search for an escrow company and/or recommend any companies. The City’s focus is that the buyer is eligible for the program according to the guidelines and income limits that are provided on the application. Once an application is approved, the buyer may then hire an escrow company and proceed with the sale.

How long will it take to hear back from the City after submitting an application?

An applicant can expect to hear back from Walnut Housing Authority Staff within 30 days of their submittal. At 30 days, an applicant will have an update from Staff either in the form of an email or phone call. This 30-day deadline is not a guarantee of a final answer, rather a guarantee that Staff will provide a follow up to the applicant as to the status of the application.

Do all Walnut Housing Authority units adhere to an HOA?

Yes, all WHA properties adhere to the HOA in authority within the neighborhood. Both Francesca and Magnolia neighborhoods have HOA’s present.
